One of the most important site details a prospective Commercial Tenant or Buyer needs is a dimensioned "As Built" floorplan depicting the current existing conditions of a building's interior layout.
Unfortunately, such floorplans are seldom available. Even if the original "as built" plan is available, it probably won't accurately depict the current "existing conditions" due to multiple owners and/or tenants TI remodeling over the years. This results in much time and effort for both client and Broker to obtain sufficient details about a site's current "existing conditions" that would justify the Buyer/Tenant scheduling a site tour, whether it's local or out of town.
Our founder found it necessary to prepare his own "existing conditions" floorplans for hundreds of sites, perfecting a technique which provides the pertinent floorplan information without the time and cost of a full blown architecturally detailed drawing. A "marketing" floorplan provides a visual "existing conditions" representation of the sizes and relationships of all rooms within a building. Providing potential buyers and tenants with this information up front helps them make their decisions easier by allowing them to reach "buying" decisions quicker, saving time and money for them and you.
